Mansfield is ten minutes from our shop, and it is the town we know the ground under best. Most of what makes building here different comes down to water — where it sits, where it moves, and what you are allowed to do about it.

You are building over a sole-source aquifer

A large part of Mansfield sits within the Canoe River Aquifer, which the EPA designates a Sole Source Aquifer and which the Commonwealth designates an Area of Critical Environmental Concern. In practice that means how a project handles stormwater is not a detail — infiltration, impervious area and what you route where all get looked at more carefully here than in a town without that designation. It also means dry wells and infiltration structures are usually a better answer than piping water to a property line.

Sandy outwash in places, and it changes fast

Stretches of Mansfield sit on glacial outwash — sand and gravel that drains beautifully and compacts well. Other stretches, often within the same neighbourhood, sit on till with a lot more fines in it. That difference decides base depth and whether a terrace needs drainage under it or just pitch. It is the reason we dig test holes on the site walk instead of pricing from a satellite photo.

The Rumford and the Canoe both run through town

Two rivers and their tributaries cross Mansfield, which puts a lot of otherwise ordinary back yards inside the 200-foot Riverfront Area or the 100-foot wetlands buffer under the Wetlands Protection Act. If your property is anywhere near running water, the Conservation Commission is a conversation to have at design stage — not something to discover after the machines are booked.

Mansfield is about 10 minutes from our Norton shop. That is close enough to commit to a schedule and hold it, and close enough that if something needs looking at we can be there the same day rather than the same week.

We keep the service area to six towns on purpose. A short list is the only honest way to promise a start date.
